his is not a community. It is a city within a city — and Abu Dhabi is backing it with serious capital.

Abu Dhabi National Company for Building Materials (Bildco), listed on the Abu Dhabi Securities Exchange, has announced a strategic partnership with Wujod Real Estate Development to deliver one of the UAE capital’s most ambitious sustainable urban projects to date.

The development will cover an initial area of approximately 10 million square metres — around 107 million square feet — with first phase investment set at Dh2 billion.

What Is Actually Being Built

This is a low-density urban destination designed from the ground up around the principles of future living. The project brings together sustainable residential clusters, health and wellness facilities, equestrian and golf experiences, innovation hubs, productive green spaces, and modern infrastructure — all within a single integrated environment.

The ambition, as articulated by Wujod CEO Issa Ataya, is to create a leading global destination that sets a new standard for residential excellence — not just within the UAE, but internationally.

Low-density is the critical word here. As Dubai’s prime communities grow denser and land becomes scarcer, Abu Dhabi is deliberately moving in the opposite direction — building space, openness, and lifestyle quality into the DNA of this development from day one.

The Strategic Alignment

This project is not a standalone real estate play. It is directly aligned with Abu Dhabi’s broader priorities — economic diversification, sustainability leadership, tourism growth, health and wellness sector advancement, and the attraction of private capital.

The partnership between a publicly listed building materials company and a specialist real estate developer also signals the kind of institutional-grade structuring that gives large-scale projects both credibility and delivery capacity.

For Abu Dhabi, which has consistently positioned itself as the UAE’s capital of long-term, sustainability-led growth, this development adds a flagship project to an already expanding portfolio of transformational urban initiatives.

Why Investors Should Pay Attention

A Dh2 billion first-phase commitment on a 10 million square metre masterplan tells you this is a multi-decade development story. Projects of this scale — particularly those built around wellness, open space, and sustainable infrastructure — have historically demonstrated strong long-term capital appreciation as surrounding infrastructure matures and lifestyle demand compounds.

Abu Dhabi’s real estate market has already recorded significant momentum in recent years. A development of this size, scope and strategic backing adds meaningful depth to the emirate’s investment proposition — and creates early entry opportunities for investors who recognise what this kind of project becomes over time.

The groundwork is being laid now. The returns will follow.
