Sharjah’s property market didn’t just hold steady in April — it delivered numbers that confirm the emirate is firmly on the radar of serious investors.
The Sharjah Real Estate Registration Department recorded 15,669 transactions worth Dh3.5 billion during the month, covering approximately 13 million square feet across residential, commercial, industrial, and agricultural segments.
Despite ongoing regional disruptions, the market showed no signs of hesitation.
Where the Activity Was
Muwaileh Commercial dominated Sharjah City, leading in both volume with 447 transactions and value at Dh448.5 million — cementing its position as the emirate’s most active community. Al Menhaz followed at Dh213 million, with Al Sajaa Industrial close behind at Dh205.7 million.
The month’s biggest single deal? A built-in land transaction in Industrial Area 4 worth Dh30 million. On the mortgage side, Al Majaz 1 recorded a Dh153 million land transaction — institutional-level confidence in one of Sharjah’s most established waterfront addresses.
Outside the city, the Central Region contributed 613 sales transactions, led by Al Belaida at Dh176.4 million.
What the Numbers Signal
Title deed transactions made up 55.6 per cent of all activity — a healthy sign of completed, committed ownership transfers rather than speculative movement. Sales were recorded across 115 areas, reflecting broad participation rather than activity concentrated in a handful of hotspots.
Sharjah’s consistency here is policy-backed. Expanded foreign ownership rights, transparent regulation, and sustained infrastructure investment have quietly built a market that attracts both regional buyers and international capital — at a price point Dubai increasingly cannot match.
